Secondary dwellings

A secondary dwelling is a small and self-contained home on the same site where there is already a house. They are commonly known as granny flats. These housing types complement communities at all stages of their lives and create ‘right sized homes’.

As the first part of the Distinctly Queensland Design Series, we are building upon the changes made in 2022, which made it easier for people to rent out a secondary dwelling by removing the restrictions on who could live in secondary dwellings. By setting consistent statewide design and siting provisions, we intend to make it easier to build secondary dwellings by only regulating what is important and ensuring we protect our Queensland lifestyle.

Summary of the provisions

The proposed provisions ensure:

  • the secondary dwelling is smaller in size than the primary home on the lot
  • the location of a secondary dwelling at the front, side or rear of a primary home guides the design of the secondary dwelling
  • privacy and amenity between the two homes on the lot and neighbouring homes is maintained (including building height)
  • reasonable private and communal outdoor living space is provided
  • essential considerations for the secondary dwelling for parking and driveway access are considered.
